E-21-01 thru E-21-06 Hidden Canyon - Exception Requests to certain requirements of the Town's Subdivision Ordinance and Case No. P-21-01 Hidden Canyon - Preliminary Plat

Case E-21-01 The applicant is seeking exception to the following section of the Subdivision Ordinance:  Chapter 2 entitled Planning Standards and Procedures, Section 2.6 entitled Lot Planning, Subsection E entitled Access, No. 1 which states: “All lots or parcels shall front onto and take access from a dedicated and accepted public street classified as and developed to local, collector or arterial street standards.  The public street shall connect to the publicly dedicated and accepted street system.”

 Case E-21-02 The applicant is seeking exception to the following section of the Subdivision Ordinance: Chapter 2 entitled Planning Standards and Procedures, Section 2.6 entitled Lot Planning, Subsection A entitled Requirements and Standards, No. 6 which states: “Flag lots or parcels shall not be allowed.”

Case E-21-03 The applicant is seeking exception to the following section of the Subdivision Ordinance: Chapter 4 entitled Engineering Standards and Procedures, Section 4.5 entitled Street Planning Subsection A entitled Street Layout, No.10 which states: “Street blocks shall not exceed 1,320 feet or eight (8) lot widths, whichever is greater, nor be less than 600 feet in length measured street centerline to street centerline.”

 Case E-21-04  The applicant is seeking exception to the following section of the Subdivision Ordinance: Chapter 4 entitled Engineering Standards and Procedures, Section 4.5 entitled Street Planning, Subsection A entitled Street Layout, No. 11 which states: “The maximum length of cul-de-sac streets shall be 600 feet or four (4) lot widths on one side of the street, whichever is greater.”

 Case E-21-05 The applicant is seeking exception to the following section of the Subdivision Ordinance: Chapter 4 entitled Engineering Standards and Procedures, Section 4.6 entitled Subdivision Infrastructure Improvements, Subsection B entitled Required Improvements, No. 19 which states: “All subdivision streets and roadways shall be dedicated to the Town as public rights-of-way.”

Case E-21-06 The applicant is seeking exception to the following section of the Subdivision Ordinance: Chapter 4 entitled Engineering Standards and Procedures, Section 4.2 entitled Grading and Drainage Planning, Subsection A entitled Subdivision Requirements and Standards, No. 1 which states: “Grading and drainage designs shall comply with the requirements as contained within the Town’s Technical Design Guideline No. 1 – Grading and Drainage.”

Notice is hereby given that the Town's Planning Commission will hold a public hearing on Thursday, September 16, 2021 at 7:00 p.m. in the Town Council Chambers, 37622 N. Cave Creek Rd., with an option for remote participation via a video conferencing platform, to consider the  Exception Requests seeking relief from certain sections of the Town of Cave Creek Subdivision Ordinance.

 Following consideration and recommendation on each of the exception requests, the Planning Commission will consider the following request:

Request:    To recommend Approval for a residential subdivision that will include 48 lots on  approximately 76 acres.
